Yes, I have corresponded with 2 people heading up the new Sunset Bay Phase 3 and have even been sent a broshure...which gave no more info than the website. No one is shooting straight w/ me. Where is state hwy 188? Doesn't even come up on a Google map search...thanks.

Sunset Bay is essentially on the border of Rockport and Aransas Pass. It is really located on Port Bay attached to Copano Bay. It is an ok location with some lots having very good views. I don't know if they will be able to follow through with what they promise. Prices are higher than the 1 available (but doesn't seem to be available) lot in their advertising.

Yes, it is on Port Bay-I own property right up the road 1/4 mile. It is in aransas county and on the border of san patricio county. Every time it rains the ramshackle fishing camp at sunset/port bay sewage backs up. We call it stink bay. 188 is the major road running to Rockport and Aransas Pass. 188 was improved recently so at least the road is nice.

The fish camp is a separate property, it is on the curve of 188 right over the bridge over Port Bay. You are right, there is no city sewer out that way so maybe the sewage is just being pumped out or the leach field (if they have one) is waterlogged. That place is so junky it is pathetic- if they tear it down then Sunset Bay will have a chance as the area is very nice-great location-equal distance from Rockport and Aransas Pass and Port Aransas. very pricey lots off of Copano Retreat Rd and Eggery Island road- Bayside is going crazy, too. I love the area, but the junkiness of it is too much and a major turn off I would think for anyone spending that kind of money. But the area is booming.

The property is on the back part of Port Bay, way back from Copano Bay and just north of 188. The signs they put up fell apart just after completion but have been replaced with better one. I never see anyone out there and they have a trailer set up for sales, but no one there? I don't see any development of any properties, but they have put in limestone roads and put down some oil on these. They always have the entrances roped off so I don't know how anyone even ask's about any property. As for the fish camp, it's been there for a long time and people here in Rockport do fish, not just sit around and look at property or the water all day, so I don't think it's going away anytime soon. Yes, it's "junky" especially for yuppies. I suggest that someone buys it and turns it into a decent boat ramp and cleans it up.
My best advice to anyone interested in this property is look at the multiple listings in the area and then drive around and actually look at the property before buying. The best time to look is right after it rains so you can see what and where it floods.

I was at the Sunset Bay location yesterday. The road was open and we saw several sites for sale that looked very nice. We did not find the information center for Sunset Bay.
The information about the buildings down the road are correct. I know nothing about the spetic conditions. I will agree with the person that wrote that it would be best to check out the conditions when it is raining.
My husband and I have been going to a favorite hotel for years. Several years ago we had a family reunion there. It rained most of the time and the roads were under water at the hotel.

I purchased a 1 acre bayfornt lot in Sept 07.
My dad has property in Rockport and has fished this area for many years. He saids it great for RedFish. I purchased the lot as an investment. Not really a fishing guy, so if anyone is interested in buying a 1 acre lot, please reply.

Sunset Bay is directly on Hwy 188 at Redfish Camp. The development has it's own water supply (reverse osmosis), electricity, and as a home owner, you would need an aerobic septic system. The sales trailer is gone because the developers sold all lots available within the development. Sales that are now available are for resale. We have a number of these for sell and are listed on our site under "Sunset Bay". I also have a few nice aerials showing the area and surroundings. Fishing is excellent in the area, by the way. My grandmother fished there her entire life.

me and my wife have taken over the redfish camp next to sunset bay .sorry it looks like junk but its true the owner loves to colect junk.we are haveing a hard time convincing him it looks like crap he says it looks fine like it is ,we are fighting with him and we are cleaning it up.it's taking a while so be patint we are improving the ramp and are reopening the motel and have two condos we are finnishing.got the store open.and bait house .the sewer is all checked out and know it dosent go into the bay.if you can help us covince the owner it looks like crap we can get it done faster thank. if you have any quistions just stop by.

Yes, the Sunset Bay Property Owners Association would really like to see the Redfish Camp cleaned up. The old restaurant needs to go as wellas all the misc junk visible from the road.
Sunset Bay is gong to be a very nice subdivision and we would like for Redfish Camp to be a good neighbor and clean up as we will probably be using the boat ramp as well as buying bait and things from the store. It would be a positive note for everyone concerned.
I will be stopping by to visit with Jack just to meet him and introduce myself.

We are waiting for permit approval from Corp Of Engineers which should be very soon and start construction on the fishing pier. Initially the pier will not have lighting but lighting is being planned to be installed. The pier will be accessed by Sunset Bay property owners only.
The fishing pond with fountain is currently under construction in common area.
The park area plans are being developed, so the park area will be very basic for now.
