Lamar Pointe Commercial

Commercial development at Lamar Pointe includes almost a mile of frontage on Texas Highway 35.

Commercial lots along the highway are approximately 350 feet deep and also have sewer and water available.

The commercial areas are buffered by the freshwater wetland park between their location and the Lamar Pointe Habitat residential area.

The anticipated growth of this area includes more shopping, restaurants and possibly a hotel.

Lamar Pointe Habitat

The Lamar Pointe Habitat includes approximately 40 acres of freshwater wetlands and marshes offering an abundance of natural native wildlife.

The Lamar Pointe Habitat (under development in 2007) will include:
  • Walking Paths
  • Boardwalks
  • Observation Areas

The Lamar Pointe Habitat is planned to offer an area of town homes that overlook the lake and .5 to .75 acre home sites.

The larger home sites in the Lamar Pointe Habitat are intended to save trees and allow some lots to back up directly to the wetland park. Trees in the habitat area include groves of Live Oak trees, some over 400 years old. Additional restrictions in this area protect the environment and preserve nature at the same time.

Homes look cheap from the road. Quality of construction doesn't look the best. Nice area though.

I currently live on North Padre Island on the water and take can't wait to retire in Lamar Pointe Reserve. This will be a nice place to "chill" in our older years. Great fishing without paying the ridiculous waterfront insurance and taxes.

I look forward to retiring there in about 10-15 years, glad I already have property there. I like the fact it has good restrictions. It will be one of the nicest places in all the Rockport area. See you by the bay!!

Looks like a nice place for a home in the Rockport area - affordable and good restrictions in place. Not everyone can afford waterfront and this is a good compromise.

Toured the homes that were just built, was not impressed at all, for the price they are asking the builders could of added some nicer features/higher quality. The area is real nice though.

I like the style of the homes and the area, beautiful oak trees! The homes seem quite different though. I would like to see more affordable pricing for the quality of the homes. The outside of the homes are nice, but the interiors lack all the "bells and whistles".

This looks affordable and possbly a great place for future retirement. Hope the neighborhood will keep up - if not, it's doomed.

Jan '09 - My husband & I built our custom home here in Lamar Pointe Preserve. It is exactly the calm and friendly area we expected when we bought our lots about two years ago. It reminded me of old Florida a little with the live oak trees and the incredibly scenic drive over the bay. We moved from "the Island" in Corpus Christi and are very glad to be living in a county and area where our tax dollars appear to bring real results. Our insurance rates dropped quite a bit too. We are both from smaller cities/towns are are very content with the attitude of the folks in the Rockport area. This small town atomosphere boasts things such as: the majority of people drive like sane folks (very unlike Corpus) and a good degree of politeness and happiness overall. I actually enjoy going to the grocery store again! Eventhough there are only 7 neighbors for now, we couldn't imagine a nicer group of folks. We'll miss the original Developer and we were a little in awe at how the new developers have spent the last 2 months doing the fine detailing & even more clearing of the property. Although this new gentrified look has scared off some of the wildlife (deer were normal visitors in my yard), it is still a wonderful place, and full of the treasures of this rare and beautiful Lamar penninsula. I understand the new developer wants to make the covenants a little more restrictive to make sure there will be more higher-end custom homes being built. That would be ok with me...I think people who want a smaller home can still make it work (especially knowing today's standards for a smaller home actually means quite nice.) If you want to find a quiet place with close-knit neighbors... I'd give it a second look. Happy New Year!

Who is the new developer that has taken over Lamar Pointe?

By Melissa R. @ Tuesday, August 11, 2009 9:41 AM
Kathy Tullis at Coldwell Banker Ron Brown Co. is the Listing Agent representing the new developer, Darren Gerloff from San Antonio. He just started construction of a new model home on the first corner lot near the entrance.

I have visited Rockport for 25 years. Watched real estate go from inexpensive to unaffordable. Always, waiting for the right deal. Passing the subdivision countless times, Lamar has always been the area of interest but never pursued a purchase. No its not perfect but, what area is? Its about the amenities you want as a individual. Your five minutes from water, boat ramp, state park and one of the most pristine wildlife preserves on the Texas Coast. Oh yes, did I mention fishing? Where else can you invest in affordable property that has the peace and tranquility of oaks? Last but, not least. When investors begin developing water front property in the 200k range and up, people take note! Anxiously waiting to build.
